Message from the Manager

As we approach the end of 2024, I want to provide our members with an update on the progress we’ve made and the exciting plans for the year ahead.


Community Projects

2024 Stormwater Management Improvements
The stormwater runoff project at Cranberry Gate is complete. Improvements included new swales along Penn Estates Drive, concrete curbing, milling, a new pipe to manage water flow, and fresh pavement. Additionally, we are reviewing the ownership and maintenance responsibilities of Fieldstone Lane, a private road near Cranberry Road, to address potential sediment and debris issues encroaching onto Penn Estates Drive.

New Recreational Amenities
The Picnic Grove near Lower Twin Lake is ready for use! BBQ grills and additional picnic benches will be added in Spring 2025. A designated parking pad now serves visitors to the Memorial Garden, Lake Area, and Picnic Grove.

We are also excited to announce that the outdoor stage at the Sports Complex will be ready for “Concerts in the Park” and other entertainment events starting in Summer 2025. Members interested in showcasing their talents are encouraged to reach out to my office to discuss performing!

Community Center Enhancements
The addition of a Yoga and Pilates studio to the fitness center has been completed and is being actively used by members.

Generator Project
The installation of a generator to power the Recreation and Community Centers during outages is complete. This improvement ensures the Association can provide warming and cooling stations for members during emergencies.

Community Pool
The lap pool was repainted, and a protective finish was applied to enhance its durability.

Recreation Staffing
We are pleased to report that our 2024 Aquatics Program was fully staffed with lifeguards and support staff. We anticipate many of the guards returning for the 2025 season.


Road Maintenance

The following roads were paved in 2024:

• Runnymede Drive
• Juniper Court
• Woodchuck Court
• Ash Terrace
• Clover Lane Cul-de-sac
• Warren Court
• Winona Terrace
• Dellwood Court
• Oakland
• Grouse Court


2025 Assessments

At the November meeting, the Board of Directors approved the 2025 assessments:

• Improved properties: $1,466.00
• Unimproved properties: $1,261.00
• Seasonal amenity badges: $150.00 per badge (an increase for 2025).

The annual assessment mailing will be sent to the members on November 27. If you do not receive the packet by December 5, please contact the administration office.


2025 Proposed Improvements

Proposed road improvements for 2025 include:
• Quail Lane
• Hunterswoods Drive
• Woodcrest Lane

Additionally, at the request of members, a walking path will be added to the Sports Complex to provide a safer exercise option away from road shoulders.

As your Community Manager, I value your feedback and encourage open communication.
